Marin County has experienced a modest increase in home values over the past year. As of February 2025, the average home value reached $1,439,455, marking a 1.5% rise from the previous year. Homes are going pending in approximately 29 days, indicating a relatively brisk market.
In terms of sales, February 2025 saw a 20% increase in homes going under contract compared to the same period last year, reflecting renewed buyer confidence. Completed home sales also rose by 19% year-over-year, reinforcing the area's status as a seller's market. 

 

Inventory Levels

The inventory of homes for sale has seen fluctuations. In December 2024, there were 212 homes available, a 40.8% drop from the previous month but an 8.7% increase compared to December 2023. This suggests a somewhat slower December than the prior year. However, by February 2025, only 90 new single-family listings entered the market—a historic low and a 48% decline from last year. This sharp drop in new inventory is intensifying competition among buyers.

 

Market Forecasts

Looking ahead, experts predict a 2% increase in home prices throughout 2025, making it a favorable market for sellers. Additionally, the market is poised for a strong spring, with potential for near-record median prices and more homes coming onto the market.
