Summer is in full swing, and so is the real estate market here in Marin. I’ve been out in the field daily, meeting with sellers, previewing and showing homes to buyers, and feeling the pulse of what’s moving (and what’s not). Here’s what I’m seeing right now:
✨ Smart pricing is everything.
Homes that are well-priced and well-presented? They’re flying. I’m still seeing multiple offers, but only when it’s dialed in. Buyers are sharp and value-driven right now.
🔑 Off-market is alive and well.
Some of the best homes aren’t even online. If you’re looking, make sure you’re working with someone who’s plugged into the off-market network. I’ve helped clients land great homes this way recently.
🌿 Outdoor living spaces are a must-have.
Decks, gardens, ADUs, pools—you name it. Buyers are dreaming of spaces that feel like an extension of their home, especially in this gorgeous weather.
🛠️ Turnkey homes are in.
Updated, move-in-ready homes are getting a lot of attention. If it shows well and feels fresh, it sells. Fixers are a tougher sell unless they’re priced to leave room for upgrades.
📉 Buyers are watching the rates.
The second there’s a drop, even a small one, activity picks up. This is one of those windows where serious buyers aren’t waiting for fall. They're moving now.
📍 Neighborhood still matters. A lot.

🏡 Rightsizing is trending.
I’ve been working with several sellers who are ready to simplify, trading in larger homes for something a little easier to manage. It is a real theme this summer.
🌞 Sustainability sells.
Solar panels, EV chargers, efficient heating/cooling—it’s not just nice to have anymore. These are showing up on buyer wish lists more and more.
