San Rafael's Fourth Street Keeps Filling Back In

Last Sunday, September 20, the historic Gerstle Park neighborhood turned itself into a music venue for five hours. It was the seventh annual San Rafael PorchFest: more than 70 bands playing across 20-plus porches, yards, and driveways, all volunteer-run, no ticket booth, no single headliner. The event traces back to 2018, when longtime resident Tom Obletz pulled together a group that included the Gerstle Park Neighborhood Association and the City of San Rafael to bring the format north from Napa. By Monday morning the amps were packed up and the block was quiet again.

Six blocks south, Fourth Street didn't have a Sunday like that this year. It didn't need one. The street just kept adding names, one lease at a time, for most of the year.

What actually opened

Add up the year's Fourth Street activity and it reads less like a couple of headlines and more like a slow, steady churn of storefronts changing hands.

Some of those are confirmed open. A couple were still under construction as of early 2026 and aimed for a spring debut. Either way, that's seven distinct additions to a six-block commercial strip in a single year, which is a different pace than a single Sunday of porch music, no matter how loud that Sunday gets.

Why one takes an afternoon and the other takes months

PorchFest runs on a single city permit, a volunteer crew, and a closed street for an afternoon. Opening a restaurant on Fourth Street runs on a different clock entirely.

State alcohol license records show why. Public ABC filings tracked in early September listed nine San Rafael businesses with liquor license applications still pending, seven of them restaurants, with a typical wait of around 115 days between filing and approval. That's not a delay unique to any one operator. It's the baseline timeline for anyone trying to add a bar or a full pour to a Fourth Street storefront this year, and it's a big part of why the corridor's growth reads as a slow accumulation instead of a single opening-day headline.

That timeline shows up in small details if you know where to look. Sapori Ristorante's owners, Esther and Jaime Wence, were serving customers out of 869 Fourth Street, between Cijos and Lootens, by early March. The Chamber of Commerce didn't hold the official ribbon-cutting until August 20, five months later. The restaurant runs a happy hour Sunday through Friday from 3 to 5 p.m., the kind of daily detail that only shows up once a business has been open long enough to settle into a routine, not a launch week.

The corridor is adding drinks, not just dinners

Line up this year's additions and a second pattern shows up alongside the sheer count. El Tucán Tacos didn't just open a third location, it added a beer license that its earlier two spots didn't carry. Sapori built a wine program around its pasta list. VIN kept the wine-forward format of its predecessor. Hidden Splendor Beer, still in the pipeline as of early 2026, is a dedicated taproom project from the founder of Magnolia Brewing, built around traditional brewing styles rather than a rotating list of guest taps.

Four different businesses, four different reasons to have a drink within a few blocks of each other. Fourth Street isn't only adding places to eat dinner. It's adding places to stay a while afterward.

What's left on the fall calendar

PorchFest already happened. Here's what residents still have ahead of them this fall, straight from the city and downtown business district calendars.

Art Works Downtown's Second Friday Art Walk continues on October 9, November 13, and December 11, with galleries and studios around downtown staying open into the evening. The city's Movies in the Park series, which started August 28, wraps its run on October 9 with free family screenings at parks around town, starting roughly ten minutes after sunset. The Floating Pumpkin Patch returns to Terra Linda Community Pool on Saturday, October 17, from 1 to 3 p.m., where kids swim out to pick a pumpkin and decorate it poolside.

Downtown's Trick-or-Treat on Fourth Street and Pet Costume Contest lands on October 24, timed to a corridor that now has considerably more storefronts handing out candy than it did a year ago. Dia de los Muertos altar displays go up around downtown through late October and into November. And the Sunday Marin Farmers Market at the Civic Center keeps running year-round, every Sunday morning from 8 a.m. to 1 p.m., regardless of what's happening six blocks away on Fourth.

Gerstle Park had its five hours. Fourth Street just keeps opening its doors.
